Kilgore got built in a hurry. When the East Texas field came in around 1930 this was a town of a few hundred people, and within a couple of years there were derricks standing in the middle of downtown and houses going up on every lot somebody could get a deed to. A lot of those houses are still here. Drive the streets north and east of the old business district and you are looking at frame houses from the boom years, plus a second wave of brick ranches that went up in the sixties and seventies when the field was still paying.
They were built solid. That is not the problem. The problem is that the water lines and drain lines inside them are the same age as the framing, and pipe does not age the way lumber does. We get called out to these houses all week, and the story is close to the same every time.
What is actually in the walls of a boom-era house
If nobody has been in there since the house went up, the supply side is galvanized steel. That was standard through the thirties and forties and well past that. It is threaded steel pipe with a zinc coating on the inside, and it works fine right up until the zinc gives out. After that the bare steel underneath starts rusting from the inside, and the rust does not flake off and wash away. It builds up on the pipe wall in layers.
Cut a section of sixty year old galvanized in half and hold it up and you will see it plain. A three quarter inch line with an opening left the size of a pencil. All that buildup is scale, and it is why the pressure at the far bathroom got weak so gradually that nobody in the house can say when it started.
The drain side in those same houses is usually cast iron under the floor and out to the yard, with maybe some galvanized on the branch lines to a tub or a lavatory. Cast iron rots from the bottom up, because that is where the water sits and where the acid that eats it forms. The top of the pipe can look perfectly sound while the channel underneath is half gone. That is the part that catches people, and it is the reason we would rather put a camera in a line than tell you what we think is probably down there.
Pier and beam versus slab, and why it changes everything
The older Kilgore neighborhoods are mostly pier and beam. The house sits up off the ground on blocks with a crawl space underneath, and every bit of the plumbing runs through that crawl space where a person can get to it. That is worth real money to you when it comes time to do work. We can pull new lines through the crawl, tie them into the fixtures from below, and touch very little of the finished part of the house.
The sixties and seventies ranches are a different animal. By then builders around here had moved to slab on grade, so the supply lines were run in the concrete or under it, and the drains went under the slab for good. When a line in a slab fails you do not have the crawl space option. You either go through the concrete or you go up and over through the attic, and that decision is the whole shape of the job. Anybody who quotes you a repipe on a slab house without asking which way the lines run has not looked.
Same street, same era, two completely different jobs. That is why we walk the house before we talk about scope. Stephen would rather spend a half hour under a house with a flashlight than guess and be wrong in front of a customer.
Reading the signs before it turns into an emergency
Pipe rarely quits all at once. It tells you for years first, and here is the vocabulary.
Rusty or brown water when a fixture has been sitting a while, especially first thing in the morning, is scale letting go inside the line. If it clears after a minute of running, that is the standing water in the pipe flushing out. It means the pipe wall is shedding.
Pressure that dropped off gradually is the classic galvanized tell. Not a sudden drop, which usually means something else, but the slow kind where the shower at the back of the house got worse over a decade. That is the opening closing up with scale.
Water temperature that swings hard when somebody flushes or starts the washer means there is not enough volume moving to keep up with two demands at once. On a house with original pipe that is a capacity problem, not a water heater problem, and replacing the heater will not fix it.
Pinhole leaks that keep showing up in different spots are the one that ought to end the conversation about patching. One leak is a leak. Three leaks in two years in three different places is the pipe telling you the whole run is at the end of it.
When a targeted repair is the honest answer
Not every old house needs a repipe, and we are not going to tell you it does when it does not. Plenty of these houses got partially redone somewhere along the way. Somebody replaced the supply lines in the kitchen and bath during a remodel in the nineties and left the rest alone, and now you have copper in half the house and galvanized in the other half. If the failure is in the old half and the new half is sound, we fix the old half and leave the rest.
A single leak in an accessible spot with good pipe on either side of it is a repair. So is a bad section of drain line under a house where the rest of the run cameras clean. What we do is find out first. Our leak detection work exists so that nobody has to open a wall on a hunch, and our plumbing inspections put eyes on the whole system so the decision comes off evidence instead of a sales pitch.
The line we draw is roughly this. If we are fixing the same system more than once a year, or if the pipe we cut into looks like the pipe next to the last leak, patching is just paying in installments for a job you are going to do anyway. We will say that out loud. Stephen started this company in 2022 with his wife Gicel because he had watched too many people around here get talked into work they did not need and left with work they did need, and being straight about which one you are looking at is the whole point.
What a whole-home repipe actually involves
People picture something worse than it is. A repipe is not gutting the house. It is running new supply lines from the meter to every fixture and abandoning the old ones in place, and most of the work happens in places you do not live in.
The material question comes up first. PEX is flexible tubing that pulls through framing and crawl spaces in long runs with very few fittings, which matters because fittings are where leaks start. It handles our winters fine, it does not corrode, it is quieter than metal, and it is faster to install, which shows up in the labor. Copper is rigid, it gets soldered joint by joint, it has been proven for generations, and some people want it for that reason and no other. Both are good pipe. On most East Texas houses we are running PEX unless there is a reason not to, and if you want copper we will run copper and tell you honestly what the difference costs you in time and labor. Access is the part homeowners actually feel. On a pier and beam house we work from underneath and cut very little drywall, usually just small openings at the fixtures. On a slab house we typically go overhead through the attic and drop down inside the walls at each fixture, which means patchable holes in the drywall in a predictable set of places. We show you where every one of them will be before we cut anything. There should be no surprises on the walk-through, and if there are, somebody did the job wrong.
Timeline on an average Kilgore house with two baths runs a few days, not weeks. Water is off during working hours and back on at night on most jobs. We stage it so that the house stays livable, because in most cases people are still living in it while we work.
The drain side is its own conversation
A repipe handles the water coming in. It does nothing for the water going out, and on a house this age those cast iron drains are running on borrowed time on their own schedule. We keep the two decisions separate on purpose so you can make them separately.
Sometimes a drain line that is scaled up but structurally sound just needs cleaning, and hydro jetting scours the interior back to something close to full diameter. Sometimes the camera shows a break, a belly, or a section that has rotted through, and then you are looking at sewer line repair on a stretch of it. The only way to know which is to look. Anybody quoting you a full drain replacement on an old house without camera footage is selling, not diagnosing.
The one time it makes sense to do both at once is when the slab is coming up anyway or the crawl space is already open. If we have access, doing the work together saves you a second mobilization and a second round of patching.
Questions we get about repiping older Kilgore homes
Q. My house is from the boom years and I have never had a leak. Do I need to worry? Not worry, but do find out where you stand. Galvanized that has never leaked is still scaling up on the inside, and the pressure loss usually shows up before the first leak does. An inspection gives you a baseline and tells you whether you have five years to plan or a problem right now. Good news is worth paying to hear.
Q. Can you repipe a house while we are living in it? Yes, and that is how most of them go. We shut water off during the working day and restore it before we leave. Bathrooms and the kitchen sink are back in service every evening on a typical job.
Q. Is PEX going to hold up as long as copper? PEX has been in American houses since the eighties and in Europe longer than that, and it does not corrode, which is the thing that kills galvanized and eventually pits copper. It has fewer fittings, so fewer places to fail. We would not put it in your house if we had doubts about it.
Q. How do I know if my drains are cast iron? Age is the first clue. Anything built before the early eighties around here is almost certainly cast iron under the floor. If you can see drain pipe in a crawl space it will be dark gray, heavy, and dull sounding when you tap it. A camera confirms it and tells you the condition in the same trip.
Q. Do you work outside Kilgore? We do. Longview, Tyler, Marshall, and Henderson are all regular stops for us, and the old housing stock in those towns has the same story in it.
